SENECA RESIDENCE
This project began with a request to address drainage issues in the rear yard and enlarge an existing screened porch. As the work progressed, the scope expanded to include a fully renovated breezeway entrance off the driveway, an updated porch with a rebuilt fireplace, a new pool deck, a retaining wall with steps to the upper lawn, and vibrant plantings throughout the property.
The screened porch was enlarged and revitalized with a full stone veneer over the existing brick fireplace, giving it a fresh and elegant look. Retractable screens were installed, allowing the space to be adaptable for year-round use. To resolve drainage challenges, we constructed a stone retaining wall, installed an extensive French drain system, and introduced a single step up into the porch. A flagstone band was added to accentuate the step and provide a visual cue to prevent trips or falls. The result is a seamlessly integrated and highly functional outdoor living area.
Elegant Breezeway Entrance – The exterior of the renovated breezeway now features larger architecturally detailed posts, a brick pier beneath every post, and summer color is provided by Limelight Hydrangeas.
Updated Breezeway Interior – The interior brick wall now extends the length of the breezeway, with a heftier flagstone cap, new trim, and updated ceiling details that enhance the transition to the rear gardens.
Porch & Drainage Solution – A partial view of the enlarged covered porch highlights the new retaining wall, which redirects water away from the house. An extensive drainage system behind the wall carries runoff to the far end of the breezeway. Steps leading to the upper lawn and pool can be seen in the background.
Renovated Pavilion & Fireplace – The updated covered porch and stone fireplace showcase the integration of flagstone banding, which defines the space, enhances safety, and complements the retaining wall caps.
Year-Round Flexibility – Retractable screens transform the porch into a comfortable and flexible space that can be enjoyed in any season.

Firepit Patio View – A view across the newly renovated pool deck captures the circular firepit patio, perfect for gathering with family and friends.

Firepit & Perennial Plantings – A low stone seat wall curves around the circular firepit, bordered by Crape Myrtle and a lush understory garden. The irregular Pennsylvania flagstone adds a casual, inviting feel.
Upgraded Pool Deck – The original concrete paver patio was replaced with a concrete base topped with colorful travertine stone, creating a more refined and durable pool deck.
